No fairy tales, no round numbers pulled from the air. What actually drives the price of a full renovation in Barcelona — and why nobody honest can quote you before the project is designed.
Why a real number can't come first
Buy the wrong shirt and there's a fix: it stays in the wardrobe. Get a full renovation wrong and there isn't one. Most people renovate their home once in a lifetime, which means the margin for error simply doesn't exist — and neither does the margin for a number invented to win your signature.
So here is the uncomfortable truth every studio knows and few say out loud: a renovation cannot be priced accurately until it has been designed. The €/m² ranges below are real and useful for orientation. They are not a quote. What turns them into a quote is a completed interior design project, where every socket, every material and every metre has already been decided.

Three broad tiers cover most of what we see in the city. The jump between them isn't about luxury for its own sake — it's about how far you go: a surface refresh, a full reconfiguration, or a heritage-grade rebuild with bespoke everything.
Treat these as the map, not the territory. A 90 m² flat in the same tier can vary by tens of thousands of euros depending on the four things we cover next.
What actually moves your number
The building. A Modernista finca with four-metre ceilings, hydraulic-tile floors worth saving and protected façades is a different animal from a 1970s block. Heritage rewards you with soul and charges you for the privilege.
The layout. Moving walls, kitchens and bathrooms means new plumbing, electrics and structural sign-off. Keeping them where they are is the single biggest saving available to you.
The specification. Porcelain that looks like marble, or the marble. Standard joinery, or a kitchen built in our own workshop to the millimetre. This is where taste meets budget most directly.
The unknowns. Open a wall in a century-old building and it will tell you secrets — old wiring, tired pipes, a surprise beam. A serious project budgets a reserve for them instead of pretending they won't appear.
