Renovating a Modernista Flat: What the Heritage Details Add

The ceilings, the tiles, the mouldings — the very things that made you fall for the flat are also the things that shape the budget. Here's the honest trade, and why it's usually worth making.

The romance & the reality

Why heritage costs, and why it's worth it

A Modernista flat in the Eixample is not a blank canvas. It's an inheritance — hydraulic-tile floors laid by hand, plaster mouldings, timber galleries, four-metre ceilings that no new build will ever give you. These are the reasons to buy it, and the reasons it costs more to renovate it well.

You can gut it and lose all of that cheaply. Or you can restore it, which asks for craftsmen, patience and a studio that knows which details to save. The second path is dearer. It's also the only one that keeps the thing you paid for.

What adds up

The details that carry a premium

Heritage premium over a standard renovation

Standard full renovationbaseline
+ Selective heritage restoration+15–25%
+ Full restoration of protected details+30–45%

Indicative uplift on the comparable non-heritage figure. The exact premium depends on how much survives and how much is protected.

Hydraulic tiles. Lifting, cleaning, restoring or matching century-old encaustic tile is skilled, slow work — and irreplaceable once lost.

Mouldings & plasterwork. Repairing ornamental ceilings and cornices is artisan labour, not a quick skim.

Protected elements. Façades, galleries and sometimes interiors carry heritage rules. Compliance means specialists and sign-off, not shortcuts.

Original joinery. Restoring timber doors and windows to modern comfort, without erasing their character, is a craft in itself.

The judgement

What to save, what to let go

Textures and shadows are non-negotiable. They will always be part of our projects.

Not every old thing is worth keeping, and knowing the difference is the whole job. A great restoration is ruthless and reverent at once — it saves the ceiling that stops your breath and quietly replaces the partition that never mattered.

This is where a studio earns its fee before a single tile moves: deciding where the money defends the soul of the flat, and where it's simply nostalgia you'll pay to heat for the next twenty years.

The payoff

Why heritage holds its value

Restored Modernista flats occupy a category buyers and tenants chase and developers can't manufacture. The premium you pay to do it properly is not lost — it's converted into the one thing Barcelona's prime market rewards most: character that can't be replicated.

Do it well once, and you never have to do it again. That is the quiet economics of heritage.
