Why heritage costs, and why it's worth it
A Modernista flat in the Eixample is not a blank canvas. It's an inheritance — hydraulic-tile floors laid by hand, plaster mouldings, timber galleries, four-metre ceilings that no new build will ever give you. These are the reasons to buy it, and the reasons it costs more to renovate it well.
You can gut it and lose all of that cheaply. Or you can restore it, which asks for craftsmen, patience and a studio that knows which details to save. The second path is dearer. It's also the only one that keeps the thing you paid for.
The details that carry a premium
Heritage premium over a standard renovation
Indicative uplift on the comparable non-heritage figure. The exact premium depends on how much survives and how much is protected.
Hydraulic tiles. Lifting, cleaning, restoring or matching century-old encaustic tile is skilled, slow work — and irreplaceable once lost.
Mouldings & plasterwork. Repairing ornamental ceilings and cornices is artisan labour, not a quick skim.
Protected elements. Façades, galleries and sometimes interiors carry heritage rules. Compliance means specialists and sign-off, not shortcuts.
Original joinery. Restoring timber doors and windows to modern comfort, without erasing their character, is a craft in itself.
